In what geographic areas do you lend?
Primarily in the United States. We can also get projects funded or refinanced in other parts of North America and Europe in select instances.
On what types of properties do you lend?
We will consider most commercial properties. Properties that are income producing tend to be better suited to our liking but that is not always the case. We do not lend or fund land acquisitions or land note refinances.
Do you charge upfront fees?
No. The borrower may be responsible for actual cost items such as appraisals or environmental assessments if those items are not currently available, but again those are direct, actual expense items that are required to evaluate the value and legality of the deal.
How long does it take, or how soon can a loan close?
Once all required documents have been submitted, a loan closes fairly quickly. Hard money loans can can close in most cases in 10 business days or less. Conventional loans can close in 2 - 4 weeks.
Do you work with loan brokers?
Of course. We accept loan submissions from brokers. Brokers are protected.
